More than a decade after bid farewell to its iconic home, one of Metro Manila’s most revered luxury hotel brands is officially preparing for its grand homecoming.
In a joint announcement by developers Ayala Land, Inc. (ALI) and the Mandarin Oriental Hotel Group (MOHG), the highly anticipated Mandarin Oriental Makati, Manila is scheduled to open its doors in November 2026, reclaiming its position at the heart of the capital’s premier financial and lifestyle district.
Rising Above Ayala Triangle Gardens
Moving across the street from its original location, the new 98.7-meter-tall hotel rises directly beside the Ayala Triangle Gardens—frequently described as the "green lung" of Makati’s Central Business District.
The prime parkside location at the intersection of Makati Avenue and Paseo de Roxas positions the hotel just 15 minutes by car from Manila’s international airport, making it an effortless gateway for international business and leisure travelers alike.
"The return of Mandarin Oriental represents a defining moment for Makati," said Jaime Urquijo Zobel de Ayala, Head of Urban Estates Group at Ayala Land, Inc. "We are proud to welcome back a brand that has long been part of the city's cultural and social fabric... It sets a new benchmark for luxury hospitality in the Philippines."
Curated Modern Luxury with a Filipino Soul
Designed to cater to both corporate leaders and multi-generational travelers, the new development scales back the density of the 1976 original to focus on generous, expansive spaces.
- Rooms & Suites: The property features 275 meticulously designed rooms and suites. Entry-level Deluxe Rooms start at a spacious 50 square meters and boast floor-to-ceiling panoramic views of the Makati skyline and the park. Guests staying in Club accommodations will enjoy 24-hour butler service and exclusive access to the Mandarin Oriental Club Lounge.
- Signature Wellness: An entire 800-square-meter spa and wellness floor overlooks the gardens, anchored by a 25-meter outdoor swimming pool. Wellness treatments will specifically highlight indigenous Filipino healing therapies, such as the traditional Hilot massage and Sukob ng Manggagamot (an ancestral botanical and spiritual ritual).
- Culinary & Events: The hotel will launch with five distinct food and beverage concepts, offering a curated blend of contemporary Cantonese, authentic Filipino, and international fine dining. For major social gatherings and corporate events, the hotel boasts a 740-square-meter grand hall featuring soaring eight-meter ceilings capable of hosting up to 1,000 guests.
Bridging Heritage and the Future
For nearly forty years, from 1976 to 2014, the original Mandarin Oriental Manila was an undisputed epicenter of high society, politics, and commerce. Designed by Philippine National Artist Leandro Locsin, the classic structure was famously beloved for its legendary hospitality and cultural celebrations.
While the new structure features a sleek, contemporary aesthetic matching the evolving Makati skyline, developers have emphasized that the legendary, deeply personalized service remains unchanged.
"Our return to Manila marks an exciting new chapter for Mandarin Oriental," remarked Laurent Kleitman, Group Chief Executive of Mandarin Oriental. "This hotel will capture the essence of the destination, bringing together exceptional design, immersive experiences, and our legendary service to create a distinctive reflection of Manila’s energy and character."
The reopening signals more than just a new building; it marks the revitalization of Makati as a competitive regional tourism hub, seamlessly blending high-stakes corporate enterprise with parkside tranquility and world-class luxury.
